Kuilei Place (Ala Moana)
Kobayashi Group is constructing a brand-new residential community called Kuilei Place in Moiliili, between Date Street and Kapiolani Boulevard. Included in the 1,005 condo residences approved for the $619 million project are 603 apartments made accessible under the Hawaii Housing Finance and Development Corporation's affordable housing program.
The location and objectives of the Kuilei Place project make it unique. It is being produced by locals with locals in mind. With the completion of well-known luxury projects like Hokua, Park Lane in Ala Moana, and their most recent venture, Alia in Kaka'ako, Kobayashi Group has amassed an outstanding portfolio.
Location
At Moiliili, a district north of Waikiki, is where Kuilei Place’s development site is located. Kuilei Place will take the place of about 20 low-rise rental apartment buildings. The 12-story residential structure will face Kapiolani Boulevard (where the building’s entrance will be set) and the project will be located between Date Street to the west, Mahiaai Street to the east, and Kapiolani Boulevard to the north. Currently, there are no sidewalks in the area. To make it more pedestrian-friendly, however, new walkways will be constructed. The concept aims to introduce a way of life that balances work, family, and leisure.
Families will find Kuilei Place to be friendly and convenient since it is situated between Kaimuki High School to the east and ’lolani School to the west. Only a short distance from ‘lolani are the Honolulu neighborhoods of Waikiki and Ala Moana which offer many options for first-rate dining, shopping, and entertainment. The Honolulu Zoo, Kapiolani Park, and the Waikiki beaches may all be found to the south.
Tower and Design
The Moiliili neighborhood of Honolulu is the site of Kuilei Place. A 12-story residential building, a 13-story parking structure, and a 400-foot main tower will make up the entire structure. The main tower would be the tallest skyscraper among all the other towers in the neighborhood if construction went according to plan and would exceed the typical zoning height limit.
The Kuilei Place will reportedly have 1,005 residences, according to current plans. There will be 165 rental apartments among the complex’s 603 affordable units, which are targeted at households with moderate to high-moderate incomes.
There are two design concept options available for kitchens and bathrooms at Kuilei Place. The first of which has a white countertop, a lighter wood finish, and a blue porcelain shower wall tile. The second features a white porcelain shower wall tile, a dark and almost black countertop, and a darker wood finish.
The following will also be present in every condo unit:
- Split air conditioners
- Appliances by Bosch
- Quartz surfaces
- Kohler bathroom fittings and plumbing equipment
- Floor to ceiling windows and 8.5-foot ceilings
- Flooring made of luxury vinyl planks
- Glazed porcelain tiles for showers
- Diamond Head vistas and private lanais are included in some apartments.
Pricing
The price range for 603 affordable housing units will vary from $370,600 to $813,300. Three-bedroom homes cost between $695,000 and $813,300, while one-bedroom homes cost between $370,600 and $557,800. Two-bedroom homes cost between $521,800 and $732,300.
Amenities
One of Kuilei Place's main attractions will be its prime position near schools, beaches, parks, fine restaurants, and premium shopping. Although the construction and residential community's location and cost received a lot of attention, it is still a mixed-use neighborhood. In addition to 2 buildings with 1,005 condo units each, there will also be approximately 7,000 square feet of commercial space, a separate parking structure (for both cars and bikes), and plenty of green space to encourage biodiversity.
With the exception of 2 Club Rooms on the 43rd Penthouse level, one of which will also include a Karaoke Room, the majority of amenities—including the pool, dog parks, children's playground, and BBQ cananas—will be on the ground level.
