Koula - Howard Hughes in Ward Village Creates Another Kakaako Condo Masterpiece

Koula, which received its name from popular local designer Sig Zane and is the Hawaiian word for 'red sugar cane', is Howard Hughes' 6th new development in the Kakaako residential neighborhood of Ward Village. Located on the 2nd row of luxury condos in the award-winning 60-acre master planned community of Ward Village, Koula will be settled between the new Central Plaza and the Ward Entertainment Center. The new development by Howard Hughes is slated to break ground in late 2019 with sales starting in December of 2018. The luxury condo is designed by world-renowned architecture firm Studio Gang with its interior designed by Yabu Pushelburg. Sitting at 41-stories tall, the 565-unit Koula will have an assortment of studio, 1-, 2-, and 3-bedroom units ranging from 300sf-1500sf, in a variety of different floor plans and view planes.

Unlike it's neighbor Aalii, which also borders the Central Plaza, the ground floor of Koula will be composed entirely of commercial retail space accessible to the general public. Instead of having the main entry on the ground floor like it's mauka neighbor, the main entrance and lobby of Koula will be located on the 2nd floor of the mixed-use building. In order for this to be accomplished, the HCDA, or Honolulu Community Development Authority, had to approve a variance for Howard Hughes to build on a 75-foot podium, similar to its other towers in Ward Village. It is unclear at this time what tenants will anchor Koula, but we suspect that the combination of dining and retail businesses will be first-class and be hand-picked by Howard Hughes.

When it comes to this building's amenities, you will not be disappointed. With an amenity deck spanning over one-acre, you will be able to easily entertain your guests in one of Koula's pool-side event rooms or lounge around after a long day in one of the pool cabanas. For guests that wish to stay overnight, they will be able to reserve one of the four guest suites. If you wish to exercise, you can enjoy the fitness center or swim in the 25-meter lap pool. Since it is a pet friendly building, a dog park is available on a separate level to allow our pets to stretch their legs. 

Sales have just begun for the newest addition to the Kakaako skyline but there are a lot more units available for those that want to purchase as an owner-occupant. Koula owner occupant sales began in mid-January 2019 but as soon as the 30-day waiting period is up, the units will revert back to unrestricted units and that is when anyone can scoop them up, including investors. Pricing for the lowest floor studios start in the mid-$500,000s and the highest floor 3-bedroom ocean view units will go for a little over $2million.
