Koa Ridge - The Basics

Koa Ridge is the highly anticipated master planned single family home and townhouse/condo community coming to Central Oahu. Residents of Oahu have been talking about this new community for a very long time, and now devleoper Castle and Cooke Hawaii's long awaited neighborhood is under construction between Mililani and Waipio Gentry. With around 3,500 future residences, Koa Ridge will offer a wide variety of single family homes, townhomes, condos and senior living units. With initial release prices ranging from the $400,000s to the $900,000s, the various home options will be appealing for buyers of all different budgets and lifestyle needs. Over the next 10 years, the exciting mix of market housing, affordable housing, senior housing, and multi-generational housing options will be the talk of the town and those lucky enough to obtain a piece of it will be glad they did.

Through thoughtful urban planning, "live/work/play" lifestyle of Koa Ridge will attract buyers from all over the island. What do I mean? Bringing the entire community together will be "The Village" or a retail, dining and entertainment complex, designed to suit all the needs of the residents within its borders. The new Koa Ridge neighborhood will also come equipped with an elementary school, medical center, parks, and a community center for special events. A 7-mile walking trail, or pedway, called the "Hoala Trail" will weave it's way throughout the community as an alternative means for residents of Koa Ridge to navigate through the urban community without the need of a vehicle. Where is Koa Ridge?

For those of you that don't know, Koa Ridge sits on 576-acres in Central Oahu and is bordered by the H-2 freeway, Ka Uka Boulevard in Waipio Gentry, Kamehameha Highway and the eastern edge of Mililani town. Koa Ridge will connect Mililani, Mililani Mauka and Waipio Gentry, and provide a much needed boost to the perpetually low housing inventory of Oahu. 

What types of homes and townhouses will Koa Ridge offer for sale?

1. Nanea at Koa Ridge - Single family condominium homes for sale in Koa Ridge will start in the high $800,000s. On July 12, 2020, developer announced the owner occupant sales of 20 Nanea units. Click on the picture below to see the floor plans and other details about this release.

2. Malina at Koa Ridge - Market and Affordable housing townhomes for sale in Koa Ridge will have prices starting in the low $400,000s. New details about this release will be coming soon.

Koa Ridge Frequently Asked Questions (FAQ's)

Will there be an Association Fee?

Yes, the Association Fee for Koa Ridge will be $67/month and will be similar to the Community Associations of many of the recent planned communities like Mililani, Waikele, Waipio Gentry, Royal Kunia, Ewa Beach, Kapolei and Hoopili, to name a few. 

Will there be affordable housing options at Koa Ridge?

Yes, up to 30% of the Koa Ridge units will be geared towards affordable housing. Every project has different guidelines through the Affordable Housing program. Once the affordable housing guidelines are announced, if you are on our interest list, you will be the first to know!

Will Koa Ridge be VA approved?

My first answer is maybe. My second answer is yes, Koa Ridge will likely be VA approved similar to other new developments on the island. Currently, it is not approved because the VA does not approve developments until they have actually been built. It will be in the developer's best interest to include all the different types of financing options for their prospective buyers. Since Koa Ridge is close to Schofield Barracks and Wheeler Army Airfield, there will be a good pool of buyers working just up the road that would be able to use a VA loan for purchasing.

How much are the home prices going to be at Koa Ridge?

Although not set in stone, townhomes are believed to start in the low $400,000s, duplexes from the low $700,000s and single family homes (Nanea) from the high 800,000s. The neighboring communities of Mililani, Mililani Mauka, Waikele and Waipio Gentry are a good gauge as to how the new master planned community of Koa Ridge will be priced. Of course, because the houses will be brand new, there may be a slight premium, but pricing will be very attractive to compete with other established neighborhoods in the area.
